Gresham Cottages

The client and developer, Mike McKeel, approached Guna Collaborative to design the project, with Carbon Group serving as the contractor. Combining the design-build model with a thoughtful approach to affordable housing aims to ensure a higher-quality result. The project is aligned with a new zoning subtype for cottage clusters, offering an "in-between" housing option that blends the benefits of both single-family homes and larger apartment complexes. The City of Gresham has supported this initiative, viewing it as an experimental model for future developments under this zoning type.

Architecturally, the cottages feature playful asymmetry and simple materials like tight-knot cedar with semi-transparent stains and metal roofs. Bay windows mark the front entries, while the use of scissor trusses for the upper floors adds volume to the spaces. Though zoning requirements posed a few challenges, the design team worked closely with the city to create a harmonious balance of street presence and privacy, building a cohesive, welcoming new neighborhood.
